Pembroke Pines up close

How Pembroke Pines grew west.

A city since 1960.

Pembroke Pines was incorporated on January 16, 1960, and had 1,429 residents that year. By 1990 it had 65,452 people, and the 2020 census counted 171,178. That is more than a hundredfold jump in sixty years.

The 1980 annexation.

In 1980 the land from Flamingo Road west to U.S. 27 joined the city, doubling its size. Large eastern sections had been the Waldrep Dairy Farm, including the land under today's Pembroke Lakes Mall. Interstate 75 reached Pines Boulevard in 1984.

West Pines and Irene.

The part of the city west of I-75 is known as West Pines, and most of it was built after Hurricane Andrew in 1992. During Hurricane Irene in 1999, Chapel Trail and Silver Lakes got an estimated 19 inches of rain. Rain like that tests every gutter, roof seal, and door threshold.

Century Village.

Century Village, off Pines Boulevard just west of I-75, is a 55 and over gated community. It has more than 7,800 units spread across 253 buildings, with pools, theaters, and tennis courts. That is a small town's worth of condos under one gate.

C.B. Smith Park.

Broward County bought the land for C.B. Smith Park in 1959, and it covers 299 acres. It was a World War II firing range before that, and was renamed in 1967 for Commissioner Charles Barney Smith. Today it holds the Paradise Cove water park and burrowing owl habitat.

What Pembroke Pines houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Broward County:

80s through 2000s master-planned

Pembroke Pines and Miramar went up in waves of gated communities. Same roofs, same AC, same water heaters, all aging out together. Predictable, which means you can plan it.

Lakes and canals for drainage

Every community is built around water. Irrigation pumps pulling from the lake, seawalls, and yards that hold water after a storm.

Southwest Ranches

Acreage, wells, septic, fencing and big trees. Different house, different list, and the pro needs to know that before they show up.
