Fort Lauderdale up close
The Sailboat Bend Historic District, in the southwest part of the city, holds more than 550 buildings. They date from the early 1900s up through the 1950s. Houses that old tend to carry decades of patched wiring, plumbing, and wood that needs a careful hand.
By February 1923 the local paper reported Rio Vista was booming, with over 5,000 feet of sidewalk laid and streetlights installed. Today it is over 1,000 homes between Federal Highway and the Intracoastal, south of the New River. Water is never far from the back door here.
Victoria Park runs from Broward Boulevard north to NE 10th Street, between Federal Highway and the Karen Canal. Inside it, the Victoria Courts historic district has 12 contributing buildings from 1924 through 1937, and eight of them are individual city landmarks. Houses that age need repairs that respect the original build.
On April 12 and 13, 2023, about 25.91 inches of rain fell on Fort Lauderdale in roughly 12 hours. That was about a third of a normal year's rain in one day, and damage ran to $1.1 billion. Around 600 residents ended up sheltering at Holiday Park.
Edgewood was one of the neighborhoods where floodwater rushed into homes that April night. Two years later some residents were still rebuilding, and one had been out of her house for nine months. The city has since finished a $14.5 million stormwater project there and places pumps during flood warnings.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Broward County:
Canal houses off Las Olas flood on a king tide with no storm in sight. Seawalls, drainage, elevated equipment and docks are the maintenance that matters.
Most of the city is single-story concrete block from that era. Flat and low-slope roofs, cast iron drains, aluminum wiring in some, and everything original is now past due.
There's no off season for corrosion here. AC runs all year, metal rusts all year, and anything you skip shows up faster than it would in Jacksonville.
