Hollywood up close
Joseph Young arrived in 1921 to build what he called a city beautiful. In 1925 Hollywood took in Dania and Hallandale, making it the largest city in Broward County at the time. Young also laid out three 10 acre traffic circles along Hollywood Boulevard, with Young Circle at the center.
The 1926 Miami hurricane hit Hollywood hard, and local newspapers reported its losses were second only to Miami. The city had been incorporated less than a year earlier. More recently, Hurricane Irma in 2017 brought damage and power outages across Hollywood.
The Hollywood Boulevard Historic Business District runs along the boulevard from 21st Avenue to Young Circle. It was added to the National Register of Historic Places on February 18, 1999, with 34 historic buildings and two historic sites. Older buildings like these keep needing roof, window, and plumbing work.
Hollywood grew from 2,869 people in 1930 to 35,237 by 1960. By then the city had more than 2,400 hotel units and 12,170 single family homes. Every one of those postwar houses is now more than 65 years old.
West Lake Park covers 1,570 acres along Sheridan Street, west of the Intracoastal Waterway. Its north end is the Anne Kolb Nature Center, with mangrove boardwalks and kayak tours of the basins. Homes near the park sit close to tidal water and mangrove shoreline.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Broward County:
The old neighborhood is 20s through 50s houses on the water. Stucco, tile, cast iron and seawalls. All of it needs a look more often than the newer stuff west of I-95.
Beachside condos and rentals mean turnover, salt and constant small repairs. Locks, appliances, AC and cleaning on a deadline.
A ton of Hollywood is duplexes and small rentals owned by people who live nearby and manage it themselves. A property manager account runs all of them from one place.
