Morningside, east of Biscayne Boulevard between NE 55th and NE 60th Streets, was built mostly between 1922 and 1941. It went on the National Register of Historic Places in 1992. Its Mediterranean Revival and Art Deco houses are now 85 years old or more.
Shenandoah was established in 1919 by developers from Virginia, which is where the name comes from. It runs from Calle Ocho to Coral Way, between SW 12th and SW 27th Avenues. It was farmland and pine woods until the 1920s boom, and many homes near Calle Ocho are revival style.
Little Haiti was called Lemon City for over a century, and a community had formed there by 1889. It covers about 3.5 square miles from NE 54th Street north to the city line at 80th Street, west to I-95. Its elevation sits around 6.9 feet.
Settlement in Allapattah began in 1856, and building picked up after the Florida East Coast Railway was completed in 1896. Miami annexed the neighborhood in 1925. The 2010 census counted 54,289 people across about 4.65 square miles.
Only about 30.8 percent of homes in Miami are owner occupied, according to 2020 to 2024 Census estimates. The median owned home is valued at $518,100, and median gross rent is $1,758. In a city where most people rent, a lot of repair calls go through landlords.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Miami-Dade County:
Shorecrest, Brickell and the low coastal streets flood with no storm at all. Drainage, seawalls, elevated equipment and knowing your flood zone are basic here.
1920s coral rock and clay tile in the old neighborhoods, 80s and 90s block in the suburbs. Both have original plumbing, old panels and roofs that have seen a few storms. They just break differently.
There's no season where the AC rests or the bugs stop. Drain lines, coils, filters and a termite bond are constant, not seasonal.
