Coral Springs up close
On December 14, 1961, Coral Ridge Properties bought 3,869 acres from the Lyons family for $1 million. The city was chartered on July 10, 1963. By 1965 the company had added 6,000 more acres, bringing the town to 16 square miles.
The Sawgrass Expressway was built in 1986 and borders the city on its northern and western edges. Its arrival brought another wave of growth. By 2020, 134,394 people lived in Coral Springs, at about 5,878 per square mile.
In 2005 the eye of Hurricane Wilma passed directly over Coral Springs. The city's tree canopy was cut by about one third. Big trees near roofs, screens, and pool cages are worth a look before every storm season.
Eagle Trace Golf Club opened in 1983 on an Arthur Hills design. It hosted the Honda Classic from 1984 through 1991 and again in 1996. Homes that share a line with a fairway see the odd stray ball hit a screen or window.
The city runs more than 50 municipal parks covering over 675 acres. Mullins Park alone is 70 acres, and Sandy Ridge Sanctuary is 38. With that much green space around, leaves, roots, and irrigation are part of owning a house here.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Broward County:
Coral Springs is block and stucco from those three decades. Roofs are on their second cycle, cast iron drains are failing, and the original AC has been replaced once already. Time for the second.
Coral Springs is famous for strict exterior standards, and the HOAs are stricter. Paint colors, pressure washing, driveways and landscaping all have a bar to clear.
Bigger lots, newer houses, more trees and a lot of pool cages. Screen panels, tree work and irrigation are the recurring jobs.
