Sarasota up close

Sarasota houses, old and modern.

The Sarasota School.

From 1941 to 1966, architects like Ralph Twitchell and Paul Rudolph built modern houses in Sarasota with big glass walls and raised floors to deal with Florida dampness. Flat roofs and large glass panes on these homes need careful upkeep to stay dry.

Pinecraft by Phillippi Creek.

Pinecraft began as a tourist camp named in 1925 to 1926, bounded on the west by Phillippi Creek. Real house building started in the early 1940s, and lots sold for $200 in 1949. Many of its small homes are now 70 to 80 years old.

Laurel Park downtown.

The Laurel Park Historic District is bounded by Morrill Street, Orange Avenue, Brother Geenen Way, Julia Place and Lafayette Court. It was added to the National Register on March 11, 2008. Older homes near downtown often mix original parts with decades of repairs.

Milton came ashore at Siesta Key.

Hurricane Milton made landfall near Siesta Key as a Category 3 storm at 8:30 p.m. on October 9, 2024. Sarasota-Bradenton International Airport lost the entire roof of Concourse B. Roofs, soffits and screen enclosures all over town took the wind.

Ian's long night in 2022.

During Hurricane Ian, most of southern Sarasota County sat in the northern eyewall for nearly five hours and got over 20 inches of rain. The result was catastrophic flooding. Rain that heavy finds every weak spot in a roof, window or slab.

What Sarasota houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Sarasota County:

The keys

Siesta, Longboat and Lido take salt, wind and surge first. AC, exterior metal, screen cages and pool equipment all live shorter lives out there.

Lakewood Ranch and the master-planned east

Tile roofs, stucco, irrigation and HOA standards for everything you can see from the street. Pressure washing, paint touch-ups and landscaping on a schedule keep the letters away.

Half the owners leave in May

Seasonal houses sit empty through the worst humidity of the year. AC, the drain line, the water heater and the pool all need somebody checking in while you're gone.
