Naples up close

Naples, from the pier inland.

The pier and the old town.

Naples was settled in 1886, and with about 80 people in 1888 it opened its pier that year. The Seaboard Air Line Railroad arrived in 1927 and the Tamiami Trail to Miami was finished in 1928. Naples became a town in 1923 and a city in 1949.

Port Royal.

John Glenn Sample came to Naples in 1938 and in the early 1950s began dredging peninsulas and canals off Naples Bay. He called it Port Royal, and its streets carry pirate names like Gin Lane, Rum Row and Galleon Drive. The lots were laid out to look over the water.

Aqualane Shores, Park Shore, the Moorings.

Aqualane Shores, Park Shore and the Moorings were built out in the 1960s and 1970s. They are known for large waterfront homes with boat access. Houses from that era have seen fifty years of salt air, and seawalls and docks wear on their own schedule.

Naples Park.

Naples Park opened on November 4, 1951, with lots first priced at $149. It covers 1.23 square miles between US 41 and Vanderbilt Drive, about 8 miles north of downtown. The 2020 census counted 3,346 housing units, and many of them sit on lots first sold in the 1950s.

Wilma in 2005.

Hurricane Wilma came ashore near Cape Romano in October 2005 with 120 mph winds. Buildings in Naples took $150 million in damage, and Collier County reported $1.2 billion, with 16,000 homes and businesses affected. Roofs, shutters and screen enclosures here get tested.

What Naples houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Collier County:

Seasonal owners

A huge share of Naples is empty from May to November. AC, the drain line, the water heater, the pool and the lanai need a set of eyes while you're gone, and something always needs fixing before you're back.

The standards

Pelican Bay, Port Royal, the gated communities. Pressure washing, paint, landscaping and pool decks have a look they're expected to keep. On a schedule beats on a letter.

Golden Gate Estates

Acreage on well and septic with long driveways and a lot of trees. Fencing, tree work, well pumps and drain fields. Bigger jobs than the rest of Naples, further from everybody.
