Bradenton up close
Just south of downtown, the Village of the Arts covers 36 acres and holds over 200 homes, galleries and studios. The area was built in a 1920s style, and some buildings are about 100 years old. Houses that old usually need work on wood, windows and plumbing.
Bradenton merged with the town of Manatee, incorporated in 1888, in 1943. Manatee Village Historical Park on Manatee Avenue East keeps the 1860 Old Manatee County Courthouse, the oldest wooden courthouse left in Florida. The east side of town has some of the city's oldest roots.
Cortez, about 7 miles west of South Bradenton, was settled in the 1880s by fishing families from Carteret County, North Carolina. Its historic district dates to March 16, 1995. A hurricane hit the village hard in October 1921, and storms are still part of life there.
Hurricane Helene left 194 homes and seven commercial buildings in Bradenton with major damage, about $41 million in all. Manatee County put residential damage at $347.2 million. After a storm like that, hidden water damage in walls can show up months later.
Bradenton was settled in January 1842 and incorporated as a city on May 19, 1903. The 2020 census counted 29,021 housing units, with 16.1% vacant. Empty units and older houses both need regular checks to catch leaks and wear early.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Manatee County:
Salt, rental turnover and storm exposure all at once. Everything exterior wears fast and every changeover has a deadline.
North Manatee is going up fast. New stucco, new irrigation, new HOAs, and the punch-list items builders leave behind. A pro who does small stuff well is worth a lot the first two years.
The Manatee River, Palma Sola and the bayous keep the ground wet. Drainage, grading and mildew on the shady side of the house are constant.
