Port Charlotte up close

Port Charlotte, around the harbor.

Charley in 2004.

On August 13, 2004, Hurricane Charley struck Punta Gorda at 145 mph and then passed up through Port Charlotte. In Charlotte County, 80% of buildings were damaged, and many mobile homes and RVs were destroyed. Any house here built before 2004 has been through it.

Murdock.

Murdock is the northwest part of Port Charlotte where State Road 776 meets US 41. Port Charlotte had 29,998 housing units in the 2020 census and a median age of 53.8, with 31% of residents 65 or older. Plenty of those houses are kept up by owners who have been in them for years.

Charlotte Harbor and the Peace River.

The community of Charlotte Harbor sits on the north bank of the Peace River, where US 41 crosses to Punta Gorda on the Barron Collier and Gilchrist bridges. It had 3,784 people and 2,671 housing units in 2020. It sits right across the river from Punta Gorda.

El Jobean.

El Jobean sits on the north bank of the Myakka River off State Road 776. Its name is an anagram of Joel Bean, who laid out the town site in the 1920s, and its post office ran from 1924 to 1964. The El Jobean Hotel and the old general store are its landmarks.

When the Myakka rises.

The Myakka River runs 72 miles through Manatee, Sarasota and Charlotte counties to Charlotte Harbor. During Hurricane Ian in 2022 its flooding closed 14 miles of Interstate 75 near Port Charlotte. Homes on low ground near the river know how fast water can come up.

What Port Charlotte houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Charlotte County:

Ian came ashore here

Charlotte County took the landfall in 2022. A lot of roofs, screen cages and fences are new. A lot of the rest is patched. The difference matters when the next one comes.

GDC lots on well and septic

Port Charlotte, North Port and Rotonda are 70s and 80s grids of lots, many still on their own well and septic. Pump-outs, softeners and drain fields are recurring.

Retired and seasonal

Plenty of owners here are done climbing ladders, and plenty more are gone all summer. Send the job, approve the price, see the photo. That's the whole point.
