St. Augustine up close
Lincolnville was established in 1866, after the Civil War, and joined the National Register in 1991 with 548 contributing buildings. Its narrow streets and small lots put houses close to the street line, much like colonial St. Augustine. Houses set this close together and this close to the street make exterior work a careful job.
Lucy Abbott began buying property here in 1860, and by 1904 there were 126 houses on the streets. The 33-acre district runs along Matanzas Bay and was listed on the National Register in 1983 with 124 contributing buildings. Houses this close to the bay face wind and high water.
In 1925 developer D.P. Davis raised the swampy northwest corner of Anastasia Island with a 1,500 acre dredge and fill job. The 1926 land bust stopped him after only eleven Mediterranean Revival buildings, and real growth waited until after World War II. Houses built on filled marsh sit low, so drainage around them matters.
Anastasia Island runs about 14 miles long and averages a mile wide, with St. Augustine Beach, Butler Beach and Crescent Beach along it. Spanish and British builders quarried its coquina for the Castillo de San Marcos from 1672 to 1695. The St. Augustine Light on the island was built in 1874.
Henry Flagler built the 450 room Hotel Ponce de Leon and the 250 room Hotel Alcazar in 1887. The Ponce ran on Edison electric power, making it one of the first electrified buildings in the nation. Buildings from that era are now more than 135 years old.
A house here runs on a totally different schedule than the same house in Atlanta. Full month-by-month calendar for Northeast Florida is here. Short version for St. Johns County:
East of the Intracoastal, AC units, fasteners, hinges and fixtures rust out years early. Anything metal needs a look twice as often as inland. That's not a warranty problem, that's the ocean.
Wood-frame homes in the historic district and Lincolnville need caulk, paint and rot checks way more often than a 2010 build out in the Shores. Old houses are beautiful. They're also work.
Anastasia Island and the beaches take the first hit from anything coming off the Atlantic. Check shutters, roof edges and screen enclosures before every season, not during.
