Orange Park up close

From Kingsley Avenue to the Buckman Bridge.

A town of orange groves.

The Florida Winter Home and Improvement Company created the Town of Orange Park in 1877 on old plantation land. A 5 acre plot sold for $600 and came cleared, fenced and planted with 250 orange trees. River boats brought tourists to the Hotel Marion, including Ulysses S. Grant.

Moosehaven.

In 1922 the Loyal Order of Moose bought the former Hotel Marion in downtown Orange Park and rebuilt it as Moosehaven, a 63-acre retirement community. The town sits on the St. Johns River, and its 1927 elementary school still operates a few blocks from the water.

Kingsley and Plainfield.

In 1998 seven Orange Park sites went on the National Register together, including the William Clarke Estate on Kingsley Avenue, the William Helffrich House on Plainfield Avenue and the River Road Historic District near Stiles Avenue. Older houses on these streets need care that keeps original wood and windows working.

The Buckman Bridge years.

Orange Park had about 1,500 residents in 1950 and climbed past 8,000 by 1980. The Buckman Bridge was completed in 1970 and the western beltway of I-295 by 1977. Much of the town's housing went up during that stretch of growth.

Drainage after Irma.

Hurricane Irma in 2017 flooded more than 20 Orange Park homes and cut off neighborhoods with water over the roads, including areas near Orange Park Junior High and Plainfield Road. In 2019 the town dredged drainage with federal grant money. Clear gutters and downspouts help keep water away from a slab.

What Orange Park houses need

A house here runs on a totally different schedule than the same house in Atlanta. Full month-by-month calendar for Northeast Florida is here. Short version for Clay County:

Doctors Lake and the river

Waterfront lots on Doctors Lake and the St. Johns deal with bulkheads, docks, soggy yards and mildew on everything that faces the water. Drainage isn't optional out here.

Ranch houses from the 70s, 80s and 90s

A lot of Orange Park went up in that stretch. Original roofs and AC systems are at the end of their lives, and plumbing from that era needs a real look, not a guess.

Pines and oaks everywhere

Clay County is a tree county. Gutters clog, limbs drop in every storm, and roofs collect needles that hold water. Tree work and gutter cleaning are just part of owning here.
