Ponte Vedra Beach up close
Minerals were found in the beach sands here in 1914, and a mining town called Mineral City grew up around the work. Crews recovered titanium ore, zircon and rutile. The National Lead Company bought the operation in 1921 and stopped mining as demand fell after World War I.
In 1929 National Lead began developing the area to be like The Cloister on Sea Island, Georgia. The name came from an old map showing Pontevedra on the Atlantic coast of Spain. The company had already built a nine hole golf course here in the early 1920s.
The TPC Sawgrass Stadium Course opened in 1980 on 415 acres of swampland about a mile west of the ocean. Its 17th hole is a 137 yard shot to a green surrounded by water. Homes built on former swamp ground need good drainage and a close eye on moisture.
The GTM Research Reserve, designated in 1999, covers 76,760 acres, and its visitor center sits on Guana River Road in Ponte Vedra Beach. The Guana River was dammed in 1957, creating Guana Lake. Living next to this much marsh means humid air and mildew on the shady walls of a house.
St. Johns County and the Army Corps of Engineers run a 50 year beach project for South Ponte Vedra and Vilano, aimed at rebuilding the dune to 2015 conditions. The first sand placement in 2020 and 2021 was badly hit by a nor'easter. It was repaired from fall 2023 to spring 2024.
A house here runs on a totally different schedule than the same house in Atlanta. Full month-by-month calendar for Northeast Florida is here. Short version for St. Johns County:
Salt gets at everything metal from both directions. Garage door springs, AC coils, exterior hardware and light fixtures all die early. Rinse and inspect twice as often as you would inland.
Stucco cracks, driveways that need pressure washing on a schedule, and irrigation systems the HOA expects to work. New doesn't mean nothing breaks. It means you get a letter when it does.
Half the houses here have one. Screen panels, door closers and the cage bolts corrode in salt air and go first in wind. Fix the small stuff before season and you keep the cage.
