Lake Eola Heights sits on 200 acres once owned by citrus grower Jacob Summerlin, subdivided for housing after the Great Freeze of 1894 and 1895. The district has 487 historic buildings, from Craftsman to Mediterranean Revival, and joined the National Register in 1992. Old wood homes like these need regular care.
The Lake Ivanhoe Historic Residential District, roughly bounded by Orlando Street, Interstate 4, Lakeview Street and Edgewater Drive, was listed on the National Register on December 20, 2010. Its homes date back to about 1920. Houses a century old have usually been through several rounds of roof, plumbing and wiring work.
Baldwin Park was built on the former Naval Training Center Orlando, which closed for good on April 30, 1999. Construction started in 2003 and was finished by 2008, with more than 3,000 homes on 1,100 acres around 196 acre Lake Baldwin. Those houses are reaching the age when first big repairs come due.
Lake Nona is a 17 square mile planned community inside Orlando city limits, southeast of Orlando International Airport. It grew from about 1,500 residents in 2000 to more than 50,000 by 2015, and it is home to Lake Nona Medical City. Most of its homes went up after 2000.
When Hurricane Charley crossed Central Florida in August 2004, winds tore the roofs off three terminals at Orlando International Airport, with gusts around 110 mph. Florida had 2 million customers without power, and 136,000 were still dark a week later. Falling trees did much of the damage to homes and lines.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Orange County:
Central Florida takes more lightning than anywhere else in the US. AC control boards, garage door openers, irrigation controllers and anything electronic gets fried. Surge protection is maintenance here, not an upgrade.
An inch of rain in twenty minutes finds every clogged gutter and every low spot in the yard. Drainage work pays for itself the first summer.
College Park bungalows, 80s block ranches, 2000s stucco two-stories in Lake Nona. Each one breaks differently. The pro who shows up needs to know which house they're walking into.
