The Seabreeze Historic District runs between University Boulevard, Halifax Road, Auditorium Boulevard and North Atlantic Avenue. It went on the National Register on September 3, 1998, with 596 historic buildings. Houses that old have usually been rewired, replumbed and patched more than once.
On the mainland side, the South Beach Street Historic District is bounded by Volusia Avenue, South Beach Street, South Street and U.S. 1. It was listed on the National Register on September 15, 1988, and counts 154 historic buildings. Older frame homes here need steady care on wood trim, windows and roofs.
Out near Interstate 95, Minto and Jimmy Buffett announced Latitude Margaritaville in 2017 as a 3,900-home retirement community. That is a lot of houses built in the same few years. New homes still need filters changed, caulk checked and small warranty items tracked.
Hurricane Nicole came ashore on November 10, 2022, six weeks after Ian. Nearly 50 coastal condos, homes and hotels in Volusia County collapsed or were put at risk as beach erosion ate under them. When storms come back to back, small damage left from the first one gets worse in the second.
The 2020 census counted 38,671 housing units in Daytona Beach, and 19.4% of them were vacant. The rental vacancy rate was 10.8%. Empty units and turnover between tenants are when leaks, pests and worn fixtures tend to go unnoticed.
