Melbourne up close

Melbourne, from Eau Gallie to downtown.

Eau Gallie up north.

Eau Gallie was founded in 1869 by William Henry Gleason and joined Melbourne in 1969. It sits on the Indian River Lagoon at the Eau Gallie River, home to the Rossetter House Museum. The older streets here hold houses that predate the merger by decades.

Old downtown Melbourne.

Melbourne was settled around 1867 and incorporated on December 22, 1888. Downtown still has Holy Trinity Episcopal Church from 1886 and the Henegar Center from 1919. Buildings from that era around downtown need regular checks on roofs, wood and old wiring.

Melbourne Village under the oaks.

Melbourne Village was started in 1947 by three women from Dayton, Ohio, and incorporated in 1957. Over 90% of lots run from a third of an acre to one acre, set among native oaks and pines. Big trees that close mean gutters, roofs and limbs need regular attention.

Fay's flood in 2008.

Tropical Storm Fay dropped 11 inches of rain on Melbourne in 24 hours in August 2008, breaking a 50-year-old record. About 80 neighborhoods flooded, and a couple hundred homes in southeast Melbourne took three to four feet of water. Inland rain, not only surge, floods houses here.

Melbourne Beach across the lagoon.

The Town of Melbourne Beach was incorporated in 1923 and sits at an elevation of 13 feet. The 2020 census counted 1,595 housing units there, 13.2% of them vacant. Low ground and empty seasonal houses mean problems can sit a while before anyone sees them.

What Melbourne houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Brevard County:

Salt from two sides

The barrier island has the ocean on one side and the Indian River Lagoon on the other. Nothing metal outdoors lasts as long as it should. Mainland houses get a break. Beachside doesn't.

Palm Bay's big lots

Palm Bay is a giant grid of quarter-acre lots from the 80s and 90s, and a lot of them are still on septic. Pump-outs, drain fields and aging roofs are the recurring jobs.

Viera and the new builds

Stucco, tile roofs, irrigation and an HOA that notices. Newer doesn't mean maintenance-free. It means the list is different.
