Lakeland up close
Dixieland was laid out in 1907 by Henry Bascum Carter and C. W. Deen, then grew in housing booms in the 1920s and 1940s. The historic district joined the National Register on December 23, 1994, with 556 historic buildings. Houses that old often still carry original wood windows and floors.
The Lake Hunter Terrace Historic District runs roughly between Central Avenue, Greenwood Street, Ruby Street and Sikes Boulevard. It was listed on the National Register on December 20, 2002, with 163 historic buildings. Older homes near the lake need an eye on moisture, paint and wood rot.
South of downtown, the Beacon Hill-Alta Vista Residential District sits between South Florida Avenue, West Beacon Road, West Belvedere Street and Cherokee Trail. It was listed on March 4, 1993, with 77 historic buildings. A small district like this means each house shows its age in its own way.
In July 2006, Scott Lake was almost totally drained by a cluster of sinkholes. Lakeland sits at 203 feet, on ground that can shift. New cracks in walls, floors or driveways are worth watching and writing down when they first show up.
Hurricane Ian brought Polk County wind gusts up to 75 mph and 4 to 12 inches of rain in 2022. About 35% of customers lost power, though wind damage was isolated in Lakeland. Inland homes still lose shingles, screens and fences when storms cross the state.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Polk County:
Lakeland has dozens of named lakes and Winter Haven has a chain of them. Waterfront lots mean docks, seawalls, soggy yards and humidity sitting on the house all summer.
The historic neighborhoods are 1920s wood-frame houses over crawlspaces. Paint, rot, plumbing and whatever's living under the porch are a steady job.
Get outside town and you're on well water, septic and a big lot with trees. Landscaping, tree work and septic service are just part of the deal out there.
