Kissimmee up close

Kissimmee, from Allendale to today.

Allendale became Kissimmee.

The town was first called Allendale, after Confederate Major J. H. Allen, and was renamed Kissimmee when it incorporated as a city in 1883. Hamilton Disston ran a four million acre drainage operation out of Kissimmee, and the city sits at about 72 feet of elevation.

The historic district.

The Kissimmee Historic District, bounded by Aultman Street, Monument Avenue, Penfield Street and Randolph Avenue, was listed on the National Register on January 4, 1994. It covers 70 acres and 189 historic buildings. Houses that old usually need careful work on wood siding, windows and porches.

From 4,310 people.

Kissimmee had 4,310 people in 1950. The 2020 census counted 79,226, and the 2024 estimate was 84,756. That growth means most houses in the city are far newer than the downtown core.

Charley in August 2004.

Hurricane Charley passed through Kissimmee on August 13, 2004 with winds over 100 mph. Power came back to 54 percent of residents in the first 72 hours and 85 percent within one week. That is a long stretch without air conditioning in a Florida August.

Ian's floodwater in 2022.

After Hurricane Ian in September 2022, more than 1,700 homes flooded in Osceola County, with some residents reporting three to four feet of water inside. Pebble Point and the Good Samaritan retirement community were among the hardest hit. In 2024 the county approved a $3 million study of flooding between Shingle Creek and Lake Toho.

What Kissimmee houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Osceola County:

Thousands of vacation rentals

Osceola is packed with short-term rental houses near the parks. Guests break things, pools need weekly service, and every turnover has a deadline. A property manager account runs all of them from one screen.

Poinciana and BVL

Big subdivisions built from the 80s through the 2000s. Roofs, water heaters and AC systems are aging out in waves, and a lot of the original plumbing is due.

Lakes and wetlands

Lake Toho and all the water around it keep the ground wet and the mosquitoes fed. Drainage, irrigation pumps pulling from lakes, and screen enclosures all need attention.
