The Villages up close
The Villages began in the early 1970s as Orange Blossom Gardens, a mobile home park developed by Harold Schwartz and Al Tarrson. About 400 units had sold by the early 1980s, and the community took the name the Villages in 1992. Homes in those first sections are now several decades old.
The Villages spreads across Sumter, Marion and Lake counties, and the master planned community covers roughly 57 square miles. As of 2018 it had about 750 miles of private roads. Which county your house sits in decides who handles permits and inspections for work on it.
Daily life here runs through five town centers: Spanish Springs, Lake Sumter Landing, Brownwood Paddock Square, Eastport and Sawgrass Grove. Each holds roughly 500,000 square feet of commercial space, and the community has more than 100 recreation centers spread around them.
The Villages has 56 golf courses with 729 holes, including 42 nine hole executive courses and 12 championship courses. With that many courses, a lot of houses sit on a fairway or a course pond. Stray balls and mower traffic mean screens and lanai panels on that side see extra wear.
In February 2018, four sinkholes opened near McAlpin Street and McLawren Terrace in the Village of Calumet Grove, on the Marion County side. Two homes were condemned and a golf course pond behind them drained into the ground. New cracks in walls, slabs or driveways are worth having someone look at early.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Sumter County and the tri-county area:
Block, stucco, irrigation and a lot of tile and shingle roofs that are hitting their first replacement cycle now. Newer construction still needs a calendar.
Seasonal residents leave the house empty for months in the worst humidity of the year. Somebody needs to check the AC, the drain line and the water heater while you're up north.
Driveways, paint and landscaping have a look they're supposed to keep. Pressure washing and touch-up painting on a schedule is cheaper than the letter.

Yes. Domas is live nationwide, and all of Florida is open. Send a job today. We're still adding vetted pros in Sumter County and the tri-county area, so some trades run deeper than others right now. That changes every week.
