Tallahassee up close

From Los Robles to SouthWood.

Los Robles, 1926.

Los Robles was developed in 1926 on a 37 acre farm east of Lake Ella. Its houses are Spanish style, with stucco walls and ceramic tile roofs, and the name means The Oaks. Stucco and tile roofs that old need patching done with care and matching materials.

Magnolia Heights.

Magnolia Heights was Tallahassee's first twentieth century suburb, along East Park Avenue, which was graded in 1900. The district's 40 historic buildings date from 1899 to 1934. Houses that age usually still have original wood windows, porches and framing that need steady upkeep.

SouthWood on the southeast side.

SouthWood is an 8,700 acre development by St. Joe on the southeast side of the city, near the Capital Circle Office Complex. An earlier plan was canceled in 1989, and the city approved the revised plan in 1999. Its homes went up decades after the old core neighborhoods.

The lake that drains.

Lake Jackson, about 3,968 acres on the north side of Leon County, drains into the Floridan Aquifer through Porter Sink and Lime Sink. It has emptied many times, including 1999, May 2007, June 2012 and June 2021. Settling cracks around a house near the lake are worth a look early.

May 10, 2024 tornadoes.

On May 10, 2024, two tornadoes converged over downtown Tallahassee, one an EF2 with winds up to 115 mph and a path up to 1,400 yards wide. More than 66,000 power outages were recorded at one point. Tallahassee Community College alone lost 400 trees, and residential neighborhoods were damaged too.

What Tallahassee houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Leon County:

Coldest big city in Florida

Tallahassee freezes every winter, sometimes hard. Pipes, backflow preventers, irrigation and outdoor faucets need real cold-weather prep, not the version the rest of the state gets away with.

Canopy roads

Oaks and pines drop limbs, leaves and pollen on everything. Roofs grow moss, gutters pack full, and every thunderstorm leaves something in the yard.

Crawlspaces and old brick

A lot of Tallahassee housing is 50s, 60s and 70s brick and wood-frame over a crawlspace. Moisture, wood rot, ductwork and pests live under there. Get someone to look under the house once a year.
