Gainesville up close
The Duckpond, formally the Northeast Gainesville Residential District, was developed in the late 1800s and early 1900s and listed on the National Register in 1980. It holds 229 historic buildings with Victorian, Mediterranean and Colonial influences. Old wood houses like these need paint, caulk and careful window repair.
Pleasant Street is one of Gainesville's early African American settlements, along with Porter's Quarters. Its historic district, listed in 1989, holds 259 historic buildings between NW 1st and NW 6th Streets and NW 2nd and NW 8th Avenues, including Mount Pleasant United Methodist Church.
Construction at Haile Plantation, southwest of Gainesville, started in the late 1970s on the site of the old plantation. It now holds about 2,600 households on 1,700 acres, with Haile Village Center in the middle. Most residents live in one of two homeowners' associations.
Devil's Millhopper, northwest of the University of Florida, is a sinkhole 120 feet deep and 500 feet wide. It formed as acidic groundwater dissolved limestone over a long time, and twelve springs feed the pond at the bottom. More than 100 feet of rock layers show in its walls.
Paynes Prairie is a 21,000 acre savanna between Gainesville and Micanopy that drains through the Alachua Sink. When the sink was blocked from 1871 to 1891, steamboats ran on Alachua Lake. In 2017 Hurricane Irma's rain damaged a levee and flooded much of the basin for months.
A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Alachua County:
Gainesville's canopy is the whole reason people live here, and it drops leaves, limbs, moss and pollen on your roof year-round. Gutters, roof cleaning and tree work never stop.
If you own rentals here, you know. Leases flip on the same weekend every year and every unit needs the same twenty things done at once. That's exactly what a property manager account is for.
This far inland you get real freezes most winters. Backflow preventers, exposed pipes, irrigation lines and outdoor faucets need to be wrapped or drained before the first cold night.
