Pensacola up close

From Seville Square to Belmont-DeVilliers.

Seville and the old core.

The Pensacola Historic District, around Seville Square, was added to the National Register on September 29, 1970 and covers 108 acres. Houses there include the Julee Cottage from 1805 and the Clara Barkley Dorr House from 1871. Work on houses this old usually means matching original wood and trim.

Belmont-DeVilliers.

Belmont-DeVilliers is a long standing center of Pensacola's African American community and one of the city's most historic neighborhoods. The city adopted a land use plan for its four block core in 2004, and that plan won a state planning award in May 2005.

April 2014 flood.

In April 2014, at least 20 inches of rain fell in 24 hours, causing the worst flooding Pensacola had seen in 30 years. Two years earlier, in June 2012, more than a foot of rain fell. Low yards, drains and gutters get tested hard when rain comes that fast.

Nearly 70 inches of rain.

Pensacola averages 68.31 inches of rain a year, and July is the wettest month at 7.89 inches. That is a lot of water for roofs, gutters and wood trim to shed every year. Soft fascia and clogged downspouts tend to show up fast here.

Cold snaps still happen.

Pensacola's record low is 5 degrees, set on January 21, 1985, and its record high is 106 degrees, set on July 14, 1980. A hard freeze can split exposed pipes and hose bibs. Wrapping outdoor plumbing before a cold night is cheap insurance.

What Pensacola houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Escambia County:

Gulf hurricanes

Ivan, Sally, and whatever's next. Roofs, fences, screen rooms and soffits take the hit here. Fix the loose stuff before June, because after a storm every roofer in the county is booked for a year.

Salt off the bays and the beach

Gulf Breeze, the beach and anything on the bayous get salt on exterior metal and AC equipment. Inland Pace and Milton get a break. The coast doesn't.

East Hill and North Hill

Old wood-frame houses with porches, crawlspaces and original everything. Paint, caulk, rot and termites are constant. Gorgeous houses. Not low maintenance.
