Panama City up close

Panama City's old towns and neighborhoods.

Five settlements, one city.

Panama City grew out of several older settlements: Floriopolis, Harrison, Millville, Park Resort and St. Andrews. The city was incorporated in 1909, and the Old Town St. Andrews area was settled as early as about 1765. Today the city sits about 36 feet above sea level on St. Andrews Bay.

Historic St. Andrews.

St. Andrews first settled along Beach Drive between Frankford Avenue and Lake Caroline, and by the mid 1800s its summer population was 1,200 to 1,500. It incorporated in 1908 and was annexed by Panama City in 1927. It became a Community Redevelopment Area in 1989.

Millville and the mill.

Millville grew up around the St. Andrews Lumber Company sawmill in the late 1800s and incorporated in 1913. By 1920 it was the largest community on the bay, and Panama City annexed it in 1926. It sits between Watson Bayou and St. Andrews Bay, and its paper mill closed in 2022.

The Cove and its drawbridge.

A bridge over Massalina Bayou into the Cove neighborhood was first requested in 1910, replaced in 1928 with a 35 foot concrete lift bridge, and rebuilt in 1951. It is considered one of the last operable drawbridges in Northwest Florida. Homes along the bayou share the water with two marinas.

Rain and humidity.

Panama City gets about 61.27 inches of rain a year, with long, hot and humid summers and July highs averaging 91.1 degrees. January lows average 42.6 degrees. Damp air for that many months is hard on attics, wood trim and air conditioning systems.

What Panama City houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Bay County:

After Michael

Hurricane Michael rebuilt half this county in 2018. A lot of roofs, fences and siding went in fast. Fast work needs a second look a few years later. Flashing, fasteners and drainage are where it shows.

Bays and bayous

St. Andrews Bay, North Bay and the bayous mean low lots, standing water and humidity that never quits. Grading, gutters and crawlspace moisture matter.

The beach rental machine

Panama City Beach turns over weekly all summer. Cleaning, locks, appliances and AC on a deadline is the job. That's what we do.
