Destin up close

Destin, from the harbor to the bayous.

A fishing captain's town.

Destin is named for Leonard Destin, a fishing captain from New London, Connecticut, who settled here between 1845 and 1850. The city did not incorporate until 1984. Today it covers about 7.66 square miles on a peninsula between the Gulf and Choctawhatchee Bay.

East Pass and Holiday Isle.

East Pass is the only outlet from Choctawhatchee Bay to the Gulf of Mexico. Holiday Isle, a sand spit, forms the entrance to Destin Harbor, and Crab Island, once two dredged sand islands, is now a sandbar that shows up only when the tide is out.

Kelly Plantation on the bay.

Construction on Kelly Plantation began in 1991 on 900 acres along Choctawhatchee Bay, between Jones Bayou and Indian Bayou. It includes a 250 acre nature preserve and an 18 hole course designed by Fred Couples and Gene Bates. It is split into nine neighborhoods, from Carriage Place to Waterford.

Opal in 1995.

Hurricane Opal came ashore on October 4, 1995 near Pensacola Beach, with sustained winds around 115 mph between Destin and Panama City. Storm surge ran 10 to 15 feet from Destin to Navarre Beach and 6 to 8 feet along Choctawhatchee Bay. Bayfront houses are not out of reach of surge.

Twenty feet up.

Destin sits at about 20 feet of elevation and averages 55.35 inches of rain a year. Its record low is 20 degrees and its record high is 104. Low ground and heavy rain mean drainage around the house matters as much as the roof.

What Destin houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Okaloosa and Walton counties:

Rental turnover

A huge share of houses here are vacation rentals flipping every week. Something breaks between Saturday checkout and Saturday check-in and it has to be handled before the next family lands. That's a property manager account.

Sand and salt

Beach sand grinds down door tracks and AC condensers, salt corrodes the rest. Exterior hardware, railings and HVAC wear out faster than anywhere inland.

Elevated houses and pool decks

Piling homes, deck boards, stairs and pool equipment take sun, wind and salt every day. Inspect and reseal on a schedule or replace on a bigger one.
