Hyde Park grew after Henry B. Plant bridged the Hillsborough River at Lafayette Street, and its first house went up in 1882 at 1307 Morrison Avenue. The neighborhood runs down to Bayshore Boulevard. Many of its homes are well over a hundred years old.
Davis Islands was built in the 1920s from mud dredged out of Tampa Bay, and many of its original Mediterranean-style buildings still stand. Tampa General Hospital there sits in an A flood zone and has been evacuated in storms. Homes on filled land deal with the same water.
Vicente Martinez Ybor started Ybor City in 1885 on 40 acres and built hundreds of small houses for Cuban and Spanish cigar workers. The neighborhood is now a National Historic Landmark District. Small old casitas need careful repair work that fits the original house.
Tampa annexed the 24-square-mile New Tampa area in 1988, and it boomed in the 1990s. Housing units went from about 11,143 in 2000 to 15,340 by 2005. Many of those houses are now 20 to 30 years old, which is when roofs and water heaters come due.
Tampa is called the Lightning Capital of North America. The highest point in the city is only 48 feet above sea level. Surge protection, sound grounding and good drainage around the house all matter more here than in most places.
