St. Petersburg up close

From Roser Park to Snell Isle.

Roser Park on the hill.

Charles Roser broke ground on Roser Park in 1911, on hilly land along Booker Creek south of downtown. The historic district was listed on April 1, 1998, with 146 historic structures. Homes on slopes this old need watching for drainage and settling.

The North Shore district.

The North Shore Historic District runs from 4th Street N to Tampa Bay and from 5th Avenue N to 30th Avenue N. It was listed on February 20, 2003, with 2,975 historic buildings. That is one of the biggest concentrations of old houses in the city.

Snell Isle from mangroves.

Snell Isle opened in October 1925 on what was a muddy mangrove island. Of its 275 acres, only 39 were above the high tide line when it opened. Waterfront homes here sit on low, built-up ground and need seawalls and drainage kept in good shape.

Milton's rain in 2024.

Hurricane Milton dropped nearly 19 inches of rain on St. Petersburg in October 2024, including 5.09 inches in one hour. Tropicana Field lost a large part of its fiberglass roof to the wind. Gutters, downspouts and roof flashing get tested hard by rain like that.

The Sunshine City.

St. Petersburg averages 361 days of sun a year and holds a Guinness record of 768 straight sunny days from 1967 to 1969. That much sun wears down paint, roofing, caulk and window seals faster. South and west walls usually show it first.

What St. Petersburg houses need

A house here runs on a totally different schedule than the same house up north. Our Florida maintenance calendar covers the year. Short version for Pinellas County:

Low neighborhoods

Shore Acres, Snell Isle and the coastal streets flood in a storm and sometimes on a king tide. Drainage, elevated water heaters and a plan for the garage are basic here.

Bungalows and block

The Old Northeast and Kenwood are 1920s bungalows. The rest of the city is 50s block ranches. Both have cast iron drains, older electrical and roofs that have been patched a few times.

Salt on both sides

Gulf on the west, Tampa Bay on the east. AC condensers, railings and hardware corrode from every direction. Inspect twice a year and replace before it fails.
